What are the types of prefabricated homes?

There are 3 different types of prefabricated homes, but they all have one thing in common: they are built in climate controlled facilities. However, the three types of prefab homes are different due to the applicable building codes each must follow. The 3 types of prefabricated homes include:

Mobile Homes / Trailers

Often used interchangeably with the term manufactured, mobile homes/Trailers are actually a thing of the past due to the National Mobile Home Construction and Safety Act that went into effect in 1976 to improve how the homes were built. Then, the Housing Act of 1980 mandated that the term “manufactured” be used in place of “mobile”. So, if you buy a pre-owned home that was built prior to 1976, it is a mobile home/Trailer.

Manufactured Homes

Once known as mobile homes or trailers, manufactured homes come in three sizes: single, double and triple section. Manufactured homes are the improved version of the mobile homes of the past. If the home is built after 1976 according to HUD Code, it is a manufactured home; however, manufactured homes can still be moved! If you buy a new home, it will be a manufactured or modular home.

Modular Homes

Like a manufactured home, a modular home is built indoors, but they are not required to follow HUD code. Instead, modular homes are built to conform to all applicable state, local and regional building codes that are necessary for the location of the home – just like a site built home. What is a prefabricated home?

Prefabricated homes are built in sections in a home building facility then moved to a home site and assembled. True to definition, our prefabricated homes are modular and manufactured home that are quality built in climate controlled facilities then shipped and assembled at the homeowner’s home site.


Manufactured homes must meet federal codes administered by the Department of Housing and Urban Development, or HUD, which assures strength and durability, fire resistance, energy efficiency and quality while modular homes are built to the same state, local and/or regional codes as site built homes.
